The property sales market remained buoyant during November with the volume of sales and listings continuing to run well above 2019 levels. We achieved more sales than any other agent covering the Perthshire area, selling 31 properties in locations such as Perth, Scone, Luncarty, Almondbank, Bridge of Earn, St Madoes, Auchterarder and Crieff. Flats accounted for just under half of sales, whilst the majority of house sales were for bungalows. Demand remained high with 16% of sales going to closing dates and buyers willing to pay premium prices for the “perfect” property. 77% of sales achieved full asking price or above, generating an average profit over asking price of £7,292 per client.
The lettings market was also busy with strong demand for good quality houses in desirable areas. We secured tenants for 2 large houses in Scone within a week of hitting the market and these types of properties are achieving good rents.
It has been a hectic 18 months for the property market since the end of the first lockdown. The net result as we approach the start of 2022 is a lack of available properties, yet ongoing strong buyer and tenant demand. Typically, the market naturally slows in the lead up to Christmas, then rises sharply in the new year as households use the holiday period to make a decision around making a move. Indeed, the property portals record a boom in the number of people searching for property online during Boxing Day.
