We’ll organise qualified contractors to complete all necessary safety checks and certifications, including gas, electrical, energy, and fire. We’ll also handle renewals and ensure full compliance with all legal requirements, such as Landlord Registration, rent caps, and tenancy documentation.
Finding the Right Tenant
We will market your property on the UK’s largest property portals (Rightmove, Zoopla and OnTheMarket), our own website and active social media channels, ensuring we find the ideal tenant. Our experienced team handles all property viewings and guides potential tenants through the application process. We conduct thorough in-house referencing, including comprehensive credit checks, employment verification (or accountant references), as well as references from current landlords or agents when applicable. The same rigorous checks apply to any guarantors. Once we’ve carefully vetted all applicants, we’ll consult with you to select the most suitable tenant.
Let Agreed
Our team is fully trained in all aspects of Private Residential Tenancies. Once an application is approved, we’ll arrange for the tenant(s) to sign the tenancy agreement and securely process their deposit through a Government-approved tenancy deposit scheme. We use Safe Deposits Scotland.
To protect your investment and minimise potential deposit disputes, we offer a comprehensive in-house property inventory service. These inventories are also used during periodic inspections and at tenancy check-outs. Should your tenant serve notice, we’ll promptly secure a new one to minimise any void periods.
Repairs
We have invested in the market leading online repair reporting tool, giving our tenants 24/7 access to help and support in several languages. If they can’t find a solution to their issue, they will lodge a repair request via the portal. Our responses and updates are tracked giving you peace of mind that issues are being actioned efficiently. We use a trusted team of contractors to deal with repairs which, of course, we will discuss with you first if you wish to be involved.
Looking After Your Investment
We will conduct a settling-in visit with tenants six weeks after they move in, followed by regular inspections throughout the tenancy and a final check-out at the end. These steps help ensure tenants are satisfied, properties are well-maintained, and tenancy agreements are upheld. Inspections also allow our experienced staff to engage with tenants, addressing minor issues before they escalate into major repairs or deposit disputes. Keeping thorough records from the beginning of a tenancy is crucial in preventing deposit-related conflicts. After each inspection, we provide the landlord with a detailed written report.
