Home Report

If you are selling a residential property in Scotland you will require a home report. It provides essential information about the property’s condition, value, and energy efficiency. The report helps buyers make informed decisions and ensures transparency in property transactions. The home report is carried out by a chartered surveyor and must be made available to potential buyers before the property is marketed. Some properties, such as new builds or those sold privately, may be exempt.

We can arrange this for you with one of our preferred surveyors, allowing for priority scheduling.

Instruct a solicitor

A solicitor will undertake the conveyancing aspect of the property sale on your behalf – the transfer of legal title of a property from one person to another. It’s important that you feel you can speak with your solicitor whenever needed so instruct one early so that they can get the ball rolling. Marketing

We will craft a bespoke marketing strategy for your property and organise all the media to bring your home to life with stunning visuals. Whether it’s breathtaking drone shots, crisp wide-angle photography, immersive 3D tours, or engaging social media reels, we’ll ensure your home stands out. Pre-launch, we will install a For Sale board and match your property with buyers on our database, ensuring early interest. We will then launch your property on the UK’s largest property portals (Rightmove, Zoopla and OnTheMarket), our own website and active social media channels, ensuring maximum reach and engagement.

Viewings

All viewings will be conducted by an experienced member of our team who will be familiar with the property and area at no extra cost. We’re also happy for you to take care of your own viewings if this is your preference.

We’ll ensure you stay informed by providing regular updates on interest, feedback from enquiries, and viewing activity. Additionally, you’ll have 24/7 access to our client portal, designed to keep you up to date with the progress of your property sale and track its performance throughout the process.

Negotiation

Our experienced team has a well-developed set of negotiation skills that help us deliver the optimal value for your property. If there is significant interest, a closing date may be set whereby purchasers will be invited to submit written offers, along with any terms and conditions and expected entry date, through their solicitor by a fixed time on a certain date. Our team will be on-hand to provide expert advice and skilfully negotiate offers as they come in, carefully considering each buyer’s position to ensure the best possible outcome for you.

Conveyancing & Completion

When an offer is agreed, we will send the written offer from the buyer’s solicitor to your solicitor so that the conveyancing process can begin. At that point, we will mark it as ‘Sold Subject to Contract’ on all websites, portals and the For Sale board. Our sales team are on hand throughout the conveyancing process to help facilitate the conclusion of the sale and we can arrange to hand over keys to the purchaser on the day of completion if required.
